Rocky Mountain Communities, in partnership with Evergreen Real Estate Group and Globeville Elyria-Swansea Coalition (GES Coalition), is excited to unveil details on one of our latest developments that will break ground soon after the closing scheduled in mid-Spring. The 4965 Washington Street development is located in Denver’s Globeville neighborhood on a 2.68 acre site that is currently vacant and under a 99-year lease with the City and County of Denver. This property will include 170 affordable housing units serving families with 30% to 60% Area Median Income (AMI) and is scheduled to be completed in early 2027.

Co-developers of this project are Evergreen Real Estate Group, Globeville Elyria-Swansea Coalition (GES Coalition), and Rocky Mountain Communities. Evergreen Real Estate Group is committed to creating vibrant housing communities for every income level and develops affordable and market-rate multifamily communities across 12 states. Evergreen is one of the few development companies in the country that has developed affordable housing in conjunction with a public library. They have completed two in Chicago. The Globeville Elyria-Swansea Coalition is composed of neighborhood leadership working to align the community health of residents through advocacy to prevent displacement, protect historically marginalized neighborhoods, and preserve affordability in housing. Globeville’s residents remain committed to preserving what makes their community unique—long-standing culture and interconnectedness. RMC honors these values by partnering with GES Coalition to run the future community cafe.

A variety of stakeholders have partnered to design, plan, and execute this new development. The architects of the building are John Ronan Architecture and EJ Architecture is the architect of record. John Ronan Architecture, is internationally recognized for residential and commercial projects, offers a deep understanding of the latest innovations and trends. The joint venture general contractors for this project are Milender White and Gilmore Construction. This property will include a new Denver Public Library branch at the ground level of the building with access to free internet and an abundance of resources. See the elevation design below.

With proximity to two parks and the South Platte River, less than 0.6 miles from the National Western Center and the RTD Metro North commuter train station, this location is an ideal affordable housing expansion in the area.
